Rome real estate agents closed on the sale of 70 single-family homes in February, an increase of 18 from February of a year ago.
The Georgia Multiple Listing Service reports that the average sales price for Floyd County homes in February was $95,243. That’s well below the $119,781 average sales price for homes sold in February 2014.
“Even though the average price is down, the average number of days on market is also down,” said Della Gore, president of the Greater Rome Board of Realtors and an agent at Toles, Temple & Wright Real Estate.
The average sales price for single-family homes sold in Floyd County last month was below the average sales price in each contiguous county.
The average was $185,178 in Bartow; in Chattooga, $121,988; in Gordon, $112,324; in Polk, $99,563; and in Walker, $139,375.
The Georgia MLS data indicates that 83 more single-family homes were under contract in Floyd County at the end of February. The average list price for those homes was $117,526.
Phillip Burkhalter, president of the Rome Home Builders Association and owner of Phillip Burkhalter Builders, said the market for new single-family homes is still very slow in Rome.
“Every now and then it will spike up a little bit,” Burkhalter said.
In fact, people called him Monday about building two new homes.
“That’s a rare occasion,” he said. “You get real excited for a moment or two.”
The homebuilder said one of the problems facing his sector of the industry involves appraisals. Unless houses are at least 20 years old, he said, they’re appraising for less than what it costs to build a new one.
